We maintain all the information for the thousands of deals we underwrite to track trends and further refine conviction and inform capital return expectations.

We rely on our proven deal-flow process to guide our investment strategy. We seek out long-term investment potential and capital preserving assets to generate immediate cash flow through value-creation strategies. We leverage a vast network of personal relationships with ownership groups and brokers, our transaction history of more than 250 deals in the past 10 years, and a wealth of underwriting data in our proprietary database to identify and acquire the best deals.
With more than 100 years of total experience that includes previous roles with blue-chip employers like JLL, Newmark, Voya, John Hancock, Berkshire Group, EY, Houlihan Lokey, Duff & Phelps, AIMCO, and Trimont, our team provides a blend of expertise across disciplines and industries to help CARROLL stay closer to the entire lifecycle of the deal without outsourcing. Our Core/Core+ strategy targets longer term holds with growth attributes, including moderate capital infusion and repositioning to allow for more appreciation; while our Value-Add strategy targets well-located assets with rents below market to apply our repeatable value-add programs that provide additional upside to grow revenue and NOI.
