President & Chief Investment Officer
Josh Champion serves as President and Chief Investment Officer of CARROLL. In this role, he oversees the day to day operations of the company’s investment, portfolio management, and fund management platforms. Josh is responsible for the formulation and implementation of the firm’s national acquisition and disposition strategies along with developing capital partner relationships.
Chief Operating Officer
David serves as COO for CARROLL. He directly oversees all operational teams for the Company, ensuring the effective placement and management of people, process, and technology. During his tenure at CARROLL, David has helped lead 100-plus transactions, and built scalable teams to foster the company’s 50 percent growth since 2017. Prior to joining CARROLL, David served in transactional roles at EY and Houlihan Lokey, and held technology, strategy, and operational roles at Slalom Consulting and ABM.
Chief Financial Officer
Melanie Johns serves as Chief Financial Officer for CARROLL and is directly responsible for all financial management. Melanie brings a multi-decade career of financial leadership in the commercial real estate industry, having previously held leadership posts at The John Hardy Group, Cortland, Portman Holdings, and Trammell Crow Residential. With a history of creating operational transformation and improvements through the use of domain-specific technologies and tactics, Melanie prides herself on building financial operations that consistently deliver timely and accurate products through advanced systems and processes.

Brett Richards serves as Executive Vice President of Investments for CARROLL. In this role, Brett oversees acquisition strategy and fund management platforms, along with developing capital partner relationships.
Vice President | Operations
Scott Gilpatrick serves as Vice President for CARROLL. In this role, Scott is responsible for the operations of the entire portfolio and delivering on the ARIUM Living promise. His responsibilities include providing leadership to Regional Vice Presidents and Regional Property Managers while coordinating communications with owners, asset managers, and senior management.
Pavan K. Nanduri
Vice President | Information Systems
Pavan Nanduri serves as Vice President of Information Systems for CARROLL. In this role, he is responsible for managing the day-to-day IT activities ensuring the firm's technological resources work reliably, making improvements to existing systems and meeting the on-going infrastructure needs of the business.
Vice President | Finance
Stefanie Bertcher serves as Vice President of Finance for CARROLL. In this role, Stefanie leads the Investor Reporting Team. She oversees all aspects of the CARROLL Real Estate Funds including the investor closing process, cash and subscription line management, quarterly distributions, cash flow projections, and the production of CARROLL’s Quarterly Investor Reporting Documents. Stefanie also manages all fund investor relationships including fund investor inquires, requests, and questionnaires. Additionally, Stefanie prepares the marketing and fundraising materials for the firm including the pitch book, track record, fund offering documents, and press releases.

Noah believes that a focus on resident experience is vital to CARROLL's success and pursues opportunities to align business objectives with resident needs to create measurable value. His primary duties include creating marketing strategies that build equity in our corporate and property brands while allowing for local flexibility to meet the unique challenges within each market.
Vice President | Investments
Casey Barber serves as Vice President of Investments for CARROLL. In this role, Casey is responsible for sourcing and executing new acquisition opportunities. He works closely with senior management and equity partners in defining investment strategy, coordinating due diligence, developing business plans, structuring financing, and leading acquisitions through closing. Since joining CARROLL in 2013, Casey has been involved in the acquisition of more than $4.5 billion in multifamily real estate.

Sadler Walker serves as Vice President of Asset Management for CARROLL. In this role, he is responsible for portfolio asset management, capital partner relations, reporting, and overall asset performance. Sadler works with senior leadership to develop and implement the investment strategies to maximize performance and returns throughout the lifecycle of each deal Additionally, he assists with the implementation of value-add strategies, annual budgeting, and is responsible for portfolio insurance and tax management.
