  • Fully realized 66 investments averaging 28% IRR/1.8x Multiple (Gross) utilizing 60-65% leverage and for all Carroll's investments, averaged an annualized cash-on-cash of 8%.
  • When investors were hesitant of Florida multifamily, we recognized the fundamental tailwinds of a pro-business climate and strong job and population growth. We started investing in Florida in 2012 and have made 60 investments totaling $3.0 bn and realized a 26% IRR.
  • Urban investing is a popular theme, but Carroll recognized the importance of rent affordability, highly rated school systems and being able to target a larger renter population. Carroll began investing in the suburbs in 2012 and has purchased $5.5 bn and realized a 30% IRR.
  • In 2017 investors were in search of the next investment opportunity. Carroll identified affordability for today's workforce to be a significant concern and began investing in workforce housing in earnest. Since that time, Carroll has invested over $2.0 bn in the space.
